Signs your chimney needs work

  • Crumbling or missing mortar between the bricks
  • Damp or stained wallpaper on the chimney breast after rain
  • Cracked mortar around the pots at the top (the flaunching)
  • Lead flashing lifting away where the chimney meets the roof
  • A stack that leans, or pots that look loose

What we do

  • Repointing the brickwork
  • New flaunching around the pots
  • New lead flashing, soakers and back gutters
  • Cowls and caps on unused flues, with ventilation kept open
  • Rebuilding the top of a stack that has deteriorated
  • Taking down a chimney that's no longer used

What it costs

Chimney repairs involving leadwork and pointing typically cost £500 to £2,000 in the UK (2026 guide prices). Most chimney work needs scaffolding for safe access, which is often a large part of the price, so it's worth doing everything the chimney needs in one go.

Removing a chimney

Taking a stack down to below the roof line saves future maintenance on a chimney you don't use. The roof is then tiled over the gap. If the chimney breast inside is also being removed, the structure above needs proper support and building control will be involved. We'll explain what applies before you decide.

Questions people ask

Do I need scaffolding for chimney work?

Almost always. Chimney work at height needs a safe working platform. On some single-storey roofs a roof ladder and edge protection are enough; we'll tell you which applies.

Should I cap an unused chimney?

Yes, but it still needs ventilation. A sealed flue traps moisture and causes damp in the chimney breast. A vented cap or cowl keeps rain and birds out and lets air through.

Why is my chimney breast damp?

Usually rain getting in through failed pointing, cracked flaunching or split lead flashing, or a flue that has been capped without ventilation. We'll photograph the cause from the roof.
