What to do right now
- Put a bucket or bowl under the drip and move anything valuable out of the way.
- If water is near a light fitting or socket, switch the electricity off at the consumer unit.
- If the ceiling is bulging, keep out from under it.
- Take photos of the damage inside and, if you can do it safely from the ground, outside. Your insurer will want them.
- Call us on 01302 616311 and tell us where the water is coming in.
Why leaks are hard to find
Water rarely drips straight down from the hole. It runs along the felt and the timbers first, so the wet patch on your ceiling can be a metre or more from where it gets in. The usual causes are:
- A slipped, cracked or missing tile or slate
- Lead flashing that has split or pulled away from a chimney or wall
- A blocked valley or gutter overflowing under the tiles
- Cracked mortar (flaunching) around the chimney pots
- A split or blistered flat roof over an extension or bay
- Condensation in the loft, which looks like a leak but isn't one
How we fix it
We trace the water back to where it gets in and photograph the cause, so you can see it for yourself. If it needs making safe first, we'll do that and tell you what it costs. Then you get a fixed written price for the permanent repair.
We don't rely on mastic or sealant as a repair. It can hold for a few weeks, but it hides the fault and the leak comes back.
Will insurance pay?
Storm damage, such as tiles blown off in high winds, is often covered by home insurance. Wear and tear usually isn't. Photograph the damage before any temporary repair, and tell your insurer before you commission permanent work. We can give you the photos and a written description of the cause for your claim.

Questions people ask
Is a leaking roof an emergency?
A steady leak near electrics, or a bulging ceiling, needs dealing with straight away: switch off the power to that area and call. A small drip in heavy rain is less urgent but still worth fixing quickly, because wet timbers and insulation rot and lose their value.
How much does it cost to fix a roof leak?
It depends entirely on the cause. Refitting a slipped tile can be a small job; renewing lead flashing is typically £200 to £600; an emergency make-safe call-out is typically £150 to £400 (UK guide prices, 2026). You get a fixed price once we know the cause.
Could it be condensation, not a leak?
Yes, and it's common in winter. Condensation shows up as droplets on the underside of the felt and damp spread evenly across the loft, often worst after cold nights rather than after rain. We'll tell you if that's what we find, because the fix is ventilation, not roofing.
