When a new roof makes sense

  • The roof leaks in more than one place, or keeps leaking after repairs
  • The roof line sags or dips between the rafters
  • Lots of tiles are slipped, cracked or crumbling
  • You can see daylight through the felt from the loft
  • Neighbours in houses built at the same time are having theirs replaced

If a repair will do, we'll tell you. Our photos show you the state of the roof so you can judge it yourself.

What a re-roof includes

  • Scaffolding, put up and taken down
  • Stripping the old tiles or slates, battens and felt
  • A new breathable membrane and treated battens
  • New tiles or slates, or your existing ones reused where they're sound
  • Ridge and hip tiles, usually on a dry-fix system that doesn't rely on mortar
  • New lead flashings, and checks on the chimney while the scaffolding is up
  • Roof ventilation and loft insulation brought up to the current rules
  • All waste taken away

Building Regulations

Replacing more than a quarter of a roof normally needs Building Regulations approval, so an inspector can check ventilation and loft insulation. A roofer registered with the CompetentRoofer scheme can self-certify the work; otherwise the council's building control team signs it off. We'll tell you which applies and include it in the price.

If your home is listed or in a conservation area, as parts of Bawtry, Tickhill and Sprotbrough are, changing the roof covering may also need consent. Check with City of Doncaster Council's planning team before you commit, and we'll help with the details they ask for.

How much does a new roof cost?

A new roof on a standard semi-detached or detached house in the UK typically costs £4,000 to £13,000 in 2026. Concrete tiles are the cheapest covering; clay tiles and natural slate cost more. Scaffolding, chimneys, roof windows and the shape of the roof (a hipped roof has more cutting than a gable) all move the price. See the roof price guide.

How long does it take?

Most re-roofs on an average house take about a week, weather permitting. We'll give you a start date and a realistic finish date with the quote, and keep the roof watertight every night while the work is going on.

Questions people ask

Do I need planning permission for a new roof?

Usually not, if you're replacing the roof like for like. You may need permission if the house is listed, in a conservation area, or if the change alters how the roof looks, such as a different material or a higher roof line. Building Regulations approval is a separate thing and normally applies to any re-roof.

Can you re-roof in winter?

Yes. Roofers often have shorter waiting times in autumn and winter. Work may pause on very wet, windy or frosty days for safety, and the roof is covered and watertight every night.

Can you reuse my existing tiles?

Sometimes. Sound tiles and natural slates can often be reused, which saves money and keeps the look of the house. Concrete tiles near the end of their life usually aren't worth reusing. We'll tell you after the inspection.
