Rubber (EPDM)A single sheet of synthetic rubber with no seams across the roofExtensions and dormers, where few joints means few weak points

Repair or replace?

A single split or blister on an otherwise sound roof can be patched. Replacement is usually better value when the deck underneath feels soft or spongy, when it leaks again after a patch, or when a felt roof is more than about 15 years old.

A flat roof patch or repair typically costs £200 to £800 in the UK (2026 guide prices). A full replacement depends on the size, the system and the state of the deck, so we price it after the inspection.

Falls and drainage

A flat roof is never quite flat. It needs a slight fall so rain runs off to the gutter. Water that sits in puddles (ponding) is one of the most common reasons flat roofs fail early, so we check the falls and correct them when we replace a roof.

Warm roofs and Building Regulations

Replacing a flat roof over a heated room is a chance to add insulation on top of the deck (a warm roof), which keeps the room warmer and avoids condensation in the timbers. On larger replacements it may be required under Building Regulations. We'll tell you if it applies to yours.

Questions people ask

How long does a flat roof last?

It depends on the system, the quality of the installation and how well water drains off it. Felt has the shortest life of the three; rubber and fibreglass last longer when they're laid well. We'll tell you what we find on yours and how long a repair is likely to buy you.

Can you fix a flat roof in the rain?

We can make a leaking flat roof safe in most weather, but bonding felt, rubber or resin needs a dry deck. Permanent work is booked for a dry spell.

Do you do garage roofs?

Yes, including concrete sectional and asbestos-cement garage roofs. Asbestos sheets have to be removed and disposed of by licensed specialists, which we arrange and show on the quote.
